Villa Geggianello in Tuscany Italy

14th. Century Villa Geggianello, is an absolutely delightful period Villa surrounded by its own vineyards and offering unsurpassable views across to the beautiful skyline of Siena and the rolling countryside of southern Tuscany.

The Villa has recently been modernized inside, resulting in an extremely successful mixture of new facilities and artwork within an historic setting of charm and character.

The property features a main building, complete with first floor ‘loggia’, and containing all the bedrooms, and two separate buildings – one a two-storied sitting room, the other the staff house. Together these three buildings surround a grassy, open courtyard whose fourth side offers views over the vineyards to Siena. One feature of the Villa is that the master bedroom, complete with two bathrooms, is connected by a short ‘bridge’ to the upper of the two sitting rooms. There is also a well-appointed kitchen, dining room, and a large terrace outside on which to eat. The Villa’s grounds, which open onto the surrounding vineyards, include a swimming pool with a separate shower and changing room.

Terms & Conditions:
Villa prices are valid until December 31, 2003, and include the rental of the property, electricity, heating, Cook/Housekeeper (six days per week), maid service and gardener/maintenance person; and meals as indicated, all personal laundry; Value Added Tax; and day time Concierge Service.

Not included in the Prices:
Cost of obtaining passports and visas, meals, beverages or sightseeing not included in the arrangements, gratuities for Villa staff; personal expenses such as communication charges; travel insurance; excess baggage charges; any airfares; airport departure taxes; and optional activities (such as hot-air ballooning, which is at additional cost, subject to availability).

Baggage
Baggage and personal effects are at owner's risk throughout the rental. Check with the airline for baggage restrictions applicable to your international flights.

Traveler's Insurance
Passenger Travel Protection Program, which provides coverage for injury, illness, trip cancellation and loss or damage of luggage and its contents, is strongly recommended.

Passports and Visas
Valid passports are required for travel to the destinations in this brochure; check with your travel agent for latest visa requirements and assistance.

Deposits and Cancellations
Deposits
40% of cost at reservation, non-refundable.
Balance due 120 days prior to departure, non-refundable

Security Deposit
A security deposit of $5,000 is required (to be paid with the final balance, 120 days prior to the commencement of the rental) on account of any damage caused to the buildings, and contents, the swimming pool, and other amenities, the utilities and use of telephone services. This security deposit will be refunded, less any required deductions, within thirty days of completion of the rental unless valuations have to be obtained or an insurance claim has been made, either of which would cause delay. The full replacement value of all damage caused will be due regardless of the amount of the security deposit.

Grocery Account
A sum of $250 per person per week ($100 for children under 16) is required, to be paid with the final balance. This amount will be available at the villa in local currency to pay for food and beverages requested by you and purchased by the staff, for any meals not included. Any balance remaining will be refunded.

Claims and Refunds
Except for verifiable extenuating circumstances, refunds are not made for any missed services. Please see our Limits on Responsibility on this page. For verifiable claims to be considered, they must be received in writing within 30 days of the termination of the rental and be accompanied by supporting documentation and/or a statement from the Tour Operating Company verifying the claim. Any adjustment considered will be based on the actual cost of the services involved and not on a per diem basis. Adjustments will not be made for unused sightseeing trips or meals. Tour operator will not accept liability for any claims that are not received within 30 days of the termination of your tour.

Arrangements
Quoted tour prices are in U.S. dollars and include planning, handling and operational charges and are based on the current rates of exchange and tariffs as of July, 2001. In the event of a marked change in foreign exchange rates, fuel costs or tariff rates, villa costs are subject to revision.
